The 348 Sentral Office Tower consists of 33 storeys with a 5 storey podium and 4 levels of basement parking. It is located in a very strategic area: KL Sentral which is a short distance from downtown Kuala Lumpur and within walking distance to KL’s main transportation hub.
348 Sentral is targeting 2 green building certifications: LEED Platinum (USA) and GBI Gold (Malaysia). It aims to reduce potable water consumption by 50%, energy consumption by 35% and about 3500 tonnes in carbon emission reduction.
348 Sentral features the use of high performance glazing in order to reduce the overall heat gain through the envelope. The use of Underfloor Air Distribution System (UFAD) not only improves the thermal comfort, provides better indoor air quality through stratification process as well as reducing the overall consumption for air-conditioning. Internal light shelf is also provided to bring in daylight into the building to reduce the use of artificial lighting and also to provide a more conducive working environment.
In addition, the use of water efficient fittings and rainwater harvesting for irrigation helps to reduce the potable water use substantially.
